What are fixtures and fittings? Here is my simple guide…..

Welcome to my comprehensive guide on fixtures and finishes schedules. This guide will help you understand the different aspects of home interior design, such as paint colours, materials and finishes, and more. I will discuss various rooms in a home, including the kitchen, bathrooms, and other areas. Let's get started!

Materials + Finishes Overview

Materials and finishes are crucial aspects of interior design. They help in defining the look and feel of your home. Depending on your personal preferences, you can choose from a variety of materials and finishes. Whether you prefer a rustic look with wooden finishes or a contemporary look with metallic finishes, the choices are endless.

Full Home

When considering materials and finishes for your full home, you need to ensure consistency. It's essential to have a cohesive look throughout your home. For instance, if you've chosen a modern minimalist theme, make sure it flows seamlessly from one room to another. The paint colours, fixtures, and finishes should complement each other.

Kitchen

The kitchen is the heart of every home, and its design requires special attention. From countertop materials to cabinet finishes, every element should be chosen carefully. You can opt for marble countertops for a luxurious look or go for stainless steel for a sleek, modern appeal. Additionally, the paint colour in your kitchen should complement the materials and finishes used. Consider what cabinetry and joinery finishes like laminex or timber? Handles or handeless doors or drawers. Warm or cool metals for your handles. Also consider what appliances you’ll have. Stove top, oven, dishwasher. Integrated appliances or not.

Bathroom

For bathrooms, the materials and finishes must be chosen keeping in mind the wet environment. You can choose from a variety of tile materials like ceramic, porcelain, or natural stone. The finishes can range from polished, matte, to textured. Also, consider the paint colour that matches the overall theme of your bathroom. The tapware, vanity and what type of toilet you might like. Will you have a shower screen or open plan? Heated towel rail or regular? Will you choose warm metals or cool ones? Underfloor heating? Waste outlets for water what type will you choose a long grate or simple square in tile style. Hand towel rail, toilet roll holder and hooks. Will you have a niche and what size? Plus an exhaust fan is a must. Check the P rating on your tile it needs to be non-slip for the floor but not too rough or it’s hard to clean.

Paint Schedule Interior

A well-planned paint schedule for the interior can make a significant difference in your home's aesthetic appeal. Choose a paint colour that complements the fixtures, finishes, and furniture in each room. Additionally, consider the room's purpose, size, and amount of natural light when choosing a paint colour. Warm or cool colour schemes plus the same undertone is also an important choice. Satin, low sheen, matte, semi-gloss speaking to a professional can help with what type of paint to use and on what particular surface. Don’t forget the skirting boards, architraves and ceiling? There are also low VOC paints with low chemical emissions.

Paint Schedule Exterior

Just like the interiors, the exterior of your home should also reflect your personal style. When selecting a paint colour for your home's exterior, consider the architectural design, surrounding landscape, and neighbourhood. Remember, the right paint colour can enhance your home's curb appeal. Speak to an expert about what types of paints should be used on the exterior of a home. There are special paints that withstand the day to day weather conditions.

Flooring + Paving

Flooring and paving material should be durable, comfortable, and aesthetic. Whether it's hardwood, carpet, tile, or concrete, choose a material that suits your lifestyle and the home's overall design. Also, consider factors like maintenance and durability before making a decision.

Lighting + Electrical

Lighting plays an integral role in setting the mood and functionality of a space. From ambient and task to accent lighting, each serves a different purpose. Similarly, the placement of electrical outlets and switches should be planned strategically for maximum convenience. Pendants, wall lights, LED strip lighting, downlights, stair lights, fan lights. All types need special consideration for all areas of your home.

Windows, Doors + Stairs

Windows, doors, and stairs are significant elements that add character to your home. They should be functional, but at the same time, enhance the aesthetic appeal of your home. The materials and finishes chosen for these elements should complement the overall design theme of your home. Timber or aluminum. Sliding, sash, awning, single or double hung. Top or bottom sash. Double or triple glazed. Your door hardware should also be in this category of your schedule. Privacy door hardware, exterior or entry sets, door stoppers and cavity door fittings.

Other Items

Other items like furniture, artwork, and decor pieces also contribute to the overall design of your home. These items should blend well with the other elements in your home like the materials, finishes, and paint colours.

There are so many elements that go into what becomes your fixtures and fittings list.
